Tangible assets, unlike intangible assets, can be destroyed by fire, hurricane, or other disasters or accidents. However, they can be used as collateral to raise loans, and can be more readily sold to raise cash in emergencies. Certain types of assets receive special treatment for accounting purposes. For tangible assets with an anticipated useful life of more than one year, a company uses a process called depreciation to allocate part of the asset's expense to each year of its useful life, instead of allocating the entire expense to the year in which the asset is purchased. She is by far the biggest landowner. With a kingdom that includes Great Britain, Northern Ireland, Canada, Australia and a few more places here and there, she has about 6.6 billion acres of land. Here’s how: 1. Open a separate bank account and call it ‘Your NameWealth Account eg Graham Rowan Wealth Account. Make it a bank you don’t normally go to that has a physical branch that’s easily accessible. 2. Decide a percentage of your income that you’re going to save. I suggest a minimum of ten per cent whatever your age, rising to twenty per cent plus if you’re in your forties or fifties 3. Every time you are paid, walk into the bank and deposit that percentage of your income. And I mean every time. If you’re paid monthly, it’s a monthly visit to the bank. You get a quarterly bonus as well? Add another four visits each year. You own a business? Every time you take salary or dividends, off you trot to top up your Wealth Account. I call it the Walk of Wealth. Yes, you could do it online but trust me, it doesn’t have the same psychological effect as making a physical detour solely to add to your personal wealth. 4. Notice how quickly the account balance increases. Notice how your Walk of Wealth turns into a swagger. The only downside is the pathetic return on investment you’re getting – probably between 0.1% and 0.3%. Don’t worry, the cash won’t be here for long. 5. Once you get to ten thousand pounds the world of investing starts to open up to you. You can invest through a tax wrapper like an ISA. If you’ve been a member of Elite Investor Club and made a couple of investments in unlisted companies through a platform like Crowdcube, you also open up the world of unregulated investments with returns in the eight to twelve per cent per annum range. But what if you already have funds sitting in a savings account, or in your company? We have property and land based investments starting at as little as eight thousand pounds with returns from ten per cent a year to forty per cent in two years. But to gain access to the full range of available investments you now need to satisfy one of two conditions from the Financial Conduct Authority – to be a High Net Worth individual or a Sophisticated Investor. High Net Worth – this means you earn a hundred thousand pounds a year or you have investable assets of two hundred and fifty thousand pounds outside of your main home and pension Sophisticated Investor – either you have been certified as such by a regulated adviser, or you are a director of a company with a turnover of a million pounds plus, or you are a member of Elite Investor Club for six months and make two investments in unlisted companies (eg via the Crowdcube site where you can invest as little as fifty quid). Either of these qualifications opens up our full portfolio to you including bonds and loan notes that offer anything from eight to fourteen per cent a year with strong security, usually against property related assets. Can you see how your wealth will grow with assets like these? One of our most popular investments, dementia care homes suites, can throw off nearly six thousand pounds a year. Just five suites costing less than three hundred K would produce £30,000 a year in entirely passive income. Introduction to Financial Accounting Plant Assets & Intangibles (Chapter 9) March 27th, 2013 by Professor Victoria Chiu The lecture begins with the Professor briefly reviewing the topic she discussed last class - how accounts receivable are written on the balance sheet (under the net of allowances method). She goes on to display an illustration of a partial balance sheet. With that, the Professor moves on to Chapter 9 - Plants Assets & Intangibles. After giving the class a brief overview of the chapter's primary learning objectives, the Professor goes on to describe and define the general characteristics of plant assets. An example of these characteristics is that they are used in business and unlike other assets (like materials and inventory) are not sold. Following this, the different classifications of plant assets are covered (real, tangible, natural resources, intangible assets). With the different types of plant assets having been established, the Professor goes on to explain the different expenses associated with each type of plant asset. ---(1) Tangible assets are depreciated. ---(2) Natural resources are depleted. ---(3) Intangible assets are amortized. Following this, the Professor goes on to explain how to measure the cost of a plant asset. The cost principle is explained, which states that despite changes in market value, we carry an asset ("carry" refers to the price we have recorded in our books) at its historical cost (the cost we initially paid for it, without factoring in discounts). The Professor then goes on to show examples of tangible assets (land and land improvements, buildings, machinery, equipment, furniture, fixtures). It is also emphasized that land, despite being a tangible asset, is not depreciated - it is unique in this regard, as we assume it has an infinite life for accounting purposes. While visiting the topic of land's unique characteristics, the Professor also shows how to measure the cost of land (as well as the journal entries involved). Although land is not subject to depreciation, land improvements are. The Professor gives examples of land improvements, as well as the journal entries involved when recording newly acquired land improvements (such as fences, pavement, lighting, signs). Following this, the Professor goes on to give examples of expenses related to buildings (both buildings constructed and buildings purchased), machinery & equipment, and furniture & fixtures. After going over the minor expenses related to tangible assets, the Professor moves on to describe depreciation (definition-wise) and the types of accounts involved (accumulated depreciation, depreciation expense). The factors involved in measuring depreciation are discussed as well as the three primary methods of depreciation. ---(1) Straight-line: Divide the historical cost by the amount of periods (for example, 10 years) to find the depreciation per period. ---(2) Unit-of-production: Assign a piece of equipment a certain amount of items it can produce in its life (for example, a given machine can produce 1,000 units in its entire life). This has resulted in an artificial scarcity of land on the one hand and has greatly limited the ability of land owners, particularly farmers, to capitalize their assets appropriately and diversify away from agriculture on the other hand. High transaction costs, and regulatory restrictions, have created a mismatch between supply and demand for land in India today. This has created a nexus between the rich and powerful securing access to land, and fuelling enormous corruption. At the same time this led to displacement and dispossession, reflecting in land alienation and growing protests, which has now built up a social and political coalition against such arbitrary intervention. Barun Mitra argues that social and political convergence, aided by greater access to technology, including blockchain, could lead to rationalizing the laws and regulations governing land, steps towards a viable land market, with lower transaction cost, eliminate both land alienation and scarcity, thus greatly reduce corruption. Such a transparent and participative approach would empower the citizens and create a sense of community, with secure property ownership.
